Septic Inspections Before Selling a Home - Title V

If you're planning to sell your home, you'll need a passing Title V inspection of your septic system in Massachusetts. Title V is the process of your system being inspected and approved before transferring home ownership. A state and town licensed inspector will perform this inspection.


A Title V inspection is generally good for 2 years and can be valid for 3 years if you have documented septic pumping service each year on or before the septic system inspection anniversary date.


In a case where the tank fails the inspection, you can complete the work before closing the sale - this is the preferred course for all parties and all transactions which involve lenders. Some lenders will allow escrow holdback while others do not.


You can hire an engineer to design a septic system or leave the job to us. We use a Perc test to measure the rate water is absorbed into the ground.
